  • Find and vet operators and funds
  • Review underwriting and terms
  • Serve as your point of contact from first conversation to exit

Your Role

  • Review opportunities and offering documents
  • Decide where and how much to invest
  • Receive distributions and performance updates

WAYS TO INVEST

Individual Deals
Invest directly in specific multifamily properties. As co-general partners, we vet the sponsor, review the underwriting, and serve as your point of contact from funding to exit.

Diversified Funds
One investment across multiple properties, operators, and markets. We vet each fund’s strategy, track record, and terms, and remain your point of contact throughout.

THE INVESTMENT PROCESS

  1. Discovery Call. We learn your goals, timeline, and investor profile.
  2. Join the Investor Club. You’re notified as opportunities become available.
  3. Review the Opportunity. We walk you through each deal or fund. You review the offering documents with your own advisors.
  4. Invest. You sign the subscription documents and fund your investment.
  5. Receive Distributions and Updates. Cash flow is distributed according to each offering’s terms, and you receive regular performance reports.
  6. Exit. When the property or fund is sold, you receive your share of the proceeds.

HOW WE VET EVERY OPPORTUNITY

Operator Review

Track record, full-cycle results, performance through rising rates, and how much of their own capital they invest.

Deal Underwriting

We stress-test rent, expense, debt, and exit assumptions before any opportunity reaches you.

Ongoing Oversight

We stay involved after funding, so you have direct access to us from day one to exit.

OUR SPONSOR STANDARDS

  • Full-cycle track record
  • Meaningful GP co-investment
  • Conservative debt: fixed rates or rate caps, DSCR of at least 1.25x

Markets

  • Strong population and job growth
  • Job diversity
  • Rent growth
  • Housing affordability and supply opportunities
  • College and university cities
  • Redevelopment cities

Properties
Value-add opportunities: below-market rents, low occupancy, high expenses, or deferred repairs that a strong operator can improve.

Common Questions

Can I invest with my retirement account?
Many investors use self-directed IRAs or solo 401(k)s to invest in private real estate. Talk with your custodian and tax advisor to confirm what works for your situation.

Why diversify into real estate?
Multifamily is a hard asset that can provide cash flow and tax advantages that stocks and bonds don’t, adding balance to a traditional portfolio.

Do I need to be an accredited investor?
Many private offerings are limited to accredited investors. If you’re not sure whether you qualify, we’ll walk you through it on a call.
